New duties for Scottish landlords from 6 October 2026
The Investigation and Commencement of Repair (Scotland) Regulations 2026 require social and private landlords to have damp and mould investigated by a competent person within 10 working days, with a written summary for the tenant.
Guidance says investigations should establish the root cause. FODCS trains you to do exactly that, and gives you a recognised certification to show your competence. The regulations don’t require a specific qualification.
Method first, then real practice
How moisture moves through buildings, external-first inspection and the FOD 7 Step Survey Method.
Moisture mapping with comparative readings; condensation, penetrating damp and ground moisture; salts, ventilation and dew point.
A full survey at a real property, from arrival to written recommendation, questioning every decision.
